What the 858 visa is
Subclass 858 is Australia's Global Talent visa (formerly Distinguished Talent) — a permanent visa for people with an internationally recognised record of exceptional and outstanding achievement in a profession, the arts, sport, research or academia. It is granted to a relatively small number of people each year, and it confers permanent residency from the outset.
Why "permanent" changes the property picture
Most overseas buyers of Australian property are foreign persons — and foreign persons face FIRB approval, tiered application fees, foreign-buyer duty surcharges, and, right now, a ban on buying established homes. An 858 holder sits on the other side of that line.
Because the 858 is a permanent visa, its holder is an Australian permanent resident — and permanent residents are generally not "foreign persons." FIRB approval is generally not required, the 2025–27 established-dwelling ban does not apply, and NSW foreign-buyer surcharges generally do not apply.
In practice, that means you can buy much like a local: a new apartment or an established family home, to live in or to invest, without the foreign-investment overlay. The definitions carry specific residence tests and timing can matter, so confirm your own position — but the direction of travel is decisively in your favour.
