1. What 858 Sydney is
858 Sydney is a private, independent buyer's advisory and research practice for people buying property in Sydney — often from overseas or while relocating. We help you understand the market, shape a clear brief, research and shortlist, and make a confident, well-informed decision. We work only in the buyer's interest. We do not act for vendors or selling agents.
2. Our role, precisely
Our service is advice, research and coordination. In practice, that means:
- Understanding your goals, timeline, budget and constraints, and setting them down as a working brief;
- Researching suburbs, segments and specific properties, and preparing considered shortlists and comparisons;
- Providing an independent view on price, condition and suitability, drawing on public data and comparable sales;
- Coordinating the professionals a purchase requires, and keeping the process organised and moving.
This is a decision-support and research service. It is the buyer's own decision to engage us so that we can advise them.
3. What we are not
- We are not a licensed real estate agency, and we do not describe ourselves as one.
- We are not a selling agent and do not represent vendors.
- We are not a migration agent and do not provide immigration advice.
- We are not a law firm, conveyancer, tax adviser, or financial adviser. Nothing on this site or in our service is legal, tax, migration, or financial advice.
- We do not hold or handle purchase funds, and we do not accept deposits or make payments on your behalf.
4. In-market representation
Some steps in a purchase — such as negotiating or bidding for a property, or otherwise acting as your agent in a transaction for a fee — are functions that, in New South Wales, must be carried out by a licensed real estate agent under the Property and Stock Agents Act 2002. Where your purchase needs that in-market representation, we help you engage an appropriately licensed professional who acts for you and carries out those functions. We will always be clear about which parts of the process are ours (research and advice) and which sit with a licensed professional.
5. Introductions & referrals
Where we introduce you to a licensed buyer's agent, conveyancer, solicitor, mortgage broker or other professional, we will tell you the nature of that relationship before you engage them. If any referral, commission or fee arrangement exists that could affect you, we will disclose it to you in writing beforehand. You are always free to choose your own professionals.
6. Engagement & fees
Our engagement terms and fees are confirmed in writing before any work begins, so you know exactly what our service covers and what it costs. Indicative pricing is available on enquiry. No fee is payable simply for making contact, beginning a profile, or completing the intake. Any fees payable to a licensed professional you engage are separate, and are set out by that professional.
7. Independence
We are engaged by, and paid by, the buyer. We do not accept commissions from vendors or selling agents in exchange for steering you toward a property. Our only interest is helping you buy well. Where any potential conflict could arise, we will disclose it to you.
8. Information on this site
